A well-written offer will give the buyer the opportunity to approve or disapprove the inspection at "the buyer's sole discretion". This is only fair because of the possibility of an issue that was not evident but that precludes the buyer from completing the sale. Some examples would be:
- A foundation in need of large scale repair
- Toxic soil
- A neighbor that drove loud motorcycles late at night
Make sure you set aside money to pay for an independent expert. That way, you will be certain that you aren't moving into a "fixer upper" unless you want a fixer and are also paying a price for the house that is appropriate if repairs are necessary.
